Timelines depend on the size and scope of the project. A full custom home can take 8-14 months, while a remodel may take only 3-6 months. We provide a detailed schedule before we begin and keep you updated every step of the way.
Not necessarily. We can help you find land, evaluate buildability (zoning, setbacks, utilities, flood zone), and even acquire it through our land investment arm before starting your project.
Yes. We work with architects, engineers, and designers to bring your vision to life. We can provide turnkey design-build services or collaborate with your preferred design team.
Costs & Financing
We offer two pricing options depending on your needs:
- Fixed Price per Square Foot – Pricing depends on square footage, finishes, location, and complexity. On average, our homes range from $250-$500 per sq. ft. with a detailed scope of work provided.
- Cost-Plus Materials Model – We can build at a lower square-foot cost and charge a 15% management fee on building materials. This option gives clients more flexibility and transparency in material choices, while still ensuring quality control.
Both options are designed to give you clarity, flexibility, and confidence in your investment. We’ll provide a custom quote tailored to your project.
While we don’t directly finance construction, we can connect you with preferred lenders who specialize in construction-to-permanent loans and investment financing.
For Property Owners
We use publicly available records (e.g., county assessor, recorder, and tax rolls). These records are open to the public by law and may be requested from your county offices.

Depending on the site, we may buy & build, buy & hold, or buy & sell. We determine the best fit after completing due diligence (zoning, access, utilities, topography, floodplain, HOA/CC&Rs;, market comps, etc.).
Our offers are based on comparable sales, current market conditions, and property-specific attributes (road/access, utilities-power/water/sewer or well/septic, terrain, flood status, soils/perk, view, proximity to growth, and any encumbrances).
We’re open to reviewing new information. If you have surveys, perc tests, utility confirmations, recent appraisals, or other documents, send them to info@cobhamsbuilders.com. With stronger attributes verified, we may be able to adjust.
We close through a licensed title/escrow company or real estate attorney. Timelines vary by county and title complexity, but many closings complete in 10-30 days.
Closings can be done remotely. The title/escrow company will arrange any required notarization and will wire your proceeds or mail a check, per your instructions.
Closing costs are negotiable and clearly stated in the purchase agreement. We’ll specify who pays what before you sign.
